St Mary Construction Has Begun

So, E&O has sorted themselves out and begun the construction of St Mary. As of today, they are at the Ground level, having already done 3 levels of basement car park.


These pictures were taken from the neighbouring MAS building. It seems from the picture below, the wall of the MAS building tower is quite close to Block C.


The ground level actually starts from the 1st floor of the MAS building and I have been adviced that the 2nd floor units will clear the pointed roof of the MAS podium block by almost 1.8m. This means, the lobby of Block C will actually be quite high, considering that the top of the podium block of the MAS building is at level 5 or 6.



Where the meshed wire wall is at today is the wall of Block C. You can imagine the closeness and this will obviously mean no view at all for those units facing the MAS tower...


My remedy would be to use horizontal shutters. Since we are not going to get any view, might as well get a nice looking window. This would be quite good as it actually prevents people from spying inside the apartment.

Hi,

Normally how much do you spend for renovation in house rental to college or university student? Does it exceed rm10k? Does it included furniture too? Do you have any best residence property designer or contractor recommended?

i'd spend more than RM10k for sure. cos it will be worth it. since students will stay with u for at most 3 years only, they would need furnitures. So, you need to fully furnish the place.

i must admit i have a very good contractor and i thought of recommending him. let me think about it more as i have a couple more properties for him to renovate...

Just out of my curiosity, if your renovation cost more than rm10k, let's said rm13k with fully furnish for students accommodation,it's not advisable to raise extra rental rate rm400 per month rite? as it's hard to gain back the rm13k....

heard that taylor college going to move their students to the new lakeside campus. Does it affect your rental? As only around 3000 students will be park in the Taylor ss15 campus.

I'd be appreciate if you can intro your "good" contractor to me hehe.


Generally,how much did a solicitor charge for a tenancy agreement make and stamp duty? Do you hire any solicitor to prepare tenancy agreement? It's hard to find a good and efficient lawyer nowadays....

u should look at the renovation and furnishing cost as part of the investment and calculate your returns from there.

although taylors is in process of moving to lakeside, there are still at least 10,000 students from inti, taylors pre-U students, taylors business school and metropolitan colleges combined. the apartment has 4 rooms, i am sure one would be really bad luck if one cannot get 4 tenants out of 80% outstation students of the 10,000.

there is a standard rate that lawyers charge. i can't seem to recall but it should be around 2-3%. my lawyer is BB Teh. Look for Kelvin Ng 0123839027.

A good contractor really crucial for a property investment, some of the contractor may just cheating on you and charge you exorbitantly.

Just for my curiosity, normally how many months of deposit did you requested from your tenant? Some tenant find it too expensive if we requested for 2 months rental deposit....

2 months deposit for rent, 1/2 month for utilities deposit

btw what brand of air conditional did you used?I perceived that some tenant really like to switch on air conditional whole day. Mind to share?

my tenants pay their own electricity. but lately there has been some disharmony as some complain other use more. so, i decided to add extra RM30 per room to the rent to cover electricity. i told them if the bill exceed RM160 for the whole house, they have to pay.

i dont have any specific favourite brands for aircons but i avoid malaysian brands for reason of quality... or lack of. i dont mean to degrade malaysian brands but i have had enough bad experience it's not worth continuing.

Rm30 per room, if exceed rm160 they have to pay, does it mean your unit have 5 rooms?

I think the new taylor campus lakeside is not worth for investment as they will provide the hostel facility to their students and i heard that the new Taylor hostel is stylish and comfort.

recently one of my friend asking me whether it's prudent to apply a loan which is more than 30 years? As he paid lower for monthly installment. I really do not know how to answer his question, so seeking for your opinion. But if more than 30 years loan, he will end up paying more interest isn't it?

u should post these questions in the appropriate story. this one is about st mary's, not about students accomodation.

anyway, there are only 900 hostel rooms for 1800 students in the lakeside campus which has a total 11,000 students. 80% of the students are from outstation. each room is rented for around RM1000. so, do your maths.

how long you want the loan period depends on your investment strategy.
