Tranquility of Kampung Warisan


I was just showing some prospective tenants around couple of weeks ago and couldn't help taking some pictures of scenes which impressed them a lot. The result of the day of course was encouraging.

Congratulations. Renting another unit out after the earlier one in May. Can you please share the average prices for the units there in the current market. Double digit returns still possible?

Yes before but Not anymore... apparently, the price of 1BR units in Kg Warisan has gone up above RM300k. I myself received an offer for RM320k. As for the bigger units, they never fetched more than 8% returns before anyway

Hi, hv been following ur blog. From May till Sept, rise from 250k to 320k? Is there still such a strong market in this developement. The rate seems to be fantastic. What's the per sq feet now?

there don't seem to be a problem renting out the 1BR units.. since there are only 24 units in this whole development. so, of course, the demand seems to be very good due to lack of competition and also in part due to the excellent location and the environment. Kg warisan don't seem to be judged by psf price... but rather on the unit itself, location, layout and view... for example, a 3BR unit facing the pool is fetching RM750k and above while those facing seri maya or the army barracks don't seem to be selling well...

Thanks 4d reply. Did u say ur unit was below RM285k? Well, since I m nt in town now, can't really do much on the 1BR avail for sale. Wht's d range of rental for 1BR now? Urs is rented out at RM2300 & 1 is rented at RM2k. Is that a bit low for the price of RM320k??

I don't know of any 1BR units for sale here. Do you?
But there are a few people looking to buy and the agents keep asking me.
Is 2k bit low? I'd say yes for my unit ;) but no for those who had theirs since 10 years ago and never upgraded their furnishing since. On the other hand also, it's very easy to rent out.

Yes,I came to know one but didn't get a chance to view for I have to travel back to dubai. And bcos it's tenanted, viewing is a bit difficult to be arranged. Do u thk after refurbishing, rental at 2500 be easy?

I doubt... because there is competition at that rate. For RM2500, or little higher, one can rent a studio or 1 bedroom in Marc Residence or Parkview. I am currently leading the pack at RM2300 - that's quite pushing it because one can rent a 2 bedroom unit in Kg Warisan for RM2500 and above. But they are the slightly run down units.

Hi Sin Leong, How are the bigger units doing (sale & rent) in this economic climate? The duplex 2+1 looks like a good bet. How many penthouses are there in this development. Appreciate if you can explore this in your blog. BTW many thanks for sharing.

kg warisan being niche certainly has not felt it yet. from what i've seen, the sale price for the bigger units vary a lot depending on the view and the location in kg warisan. those facing the pool seems to be doing superb. there was one 3br unit selling for RM750k and it was sold within weeks. then we also have those facing army barracks going for RM450k and still in the market. Rent wise also varies between RM3500 to RM5000 for the 3BR. I guess this depends a lot also on the furnishing. I am not sure how many penthouses in this development. What did attract me is the show house which is right by the pool. It has since been sold and it's like a stand alone bungalow in kg warisan... priceless...

Did you ever sell your one-bedroom in Kampung Warisan, or are you still holding on to it. What would be a reasonable price for a 1-bdrm nowadays? Kenanga block, corner unit?

i dont think i'll ever sell my unit in kampung warisan. it's too priceless. there are only just over 20 1br units here and one wont get many chances to buy one. all the 1br units are corners. but imo, the best units are in rhumbia and nipah block because they face a forested hill which will be preserved as this plot belongs to kampung warisan. kenanga and tanjung faces the military flats while melor faces the car park and main rubbish dump... so, out of the 20+ 1br units, only 8 units are actually more priceless....

PRICELESS ( not willing to sell ) ? Thats what I thought until someone offer me RM 460K.I was reluctant to sell initialy but give in due to high offer.I took the money to pay downpayment for The Troika KLCC.

I traded old one for a much newer & better location in KLCC. I will certainly misses Kg Warisan but if I dont sell it , perhaps I will never own my dream studio The Trioka @ KLCC.
