The Incompetents Which is E&O

Vacant Possession on 2nd of August 2012 - earliest appointment they can arrange for unit inspection and keys hand-over is 22nd August, 20 days later!!

Reason? Not enough staff.

They typically need to spend 1 - 2 hours with each home buyer to inspect a 1500sf unit. They've been handing over since end July. Only 400 units sold. They need more than 30 days to hand-over 400 units.

Maintenance fees of RM0.55psf already started charging since 2nd Aug 2012!

So, if you are planning to buy a unit at St Mary's Residence, wait till after November when they are less "chaotic".

E&o now is under sime Darby

E&o is well known for building units which look like hospital
For example their other project in KLcc Dua residency but those who bought at rm 500 Psf now made it since now is rm 1000++ psf

With so many vacant condo , can this unit rent out at rm 5k to 8k
There is very small pool of ppl who earns that much to rent a room at such price
Plus there are many competing cheaper condos around all vacant
So perhaps this place is only for flippIng or long term hold
Bank interest at 4.5% per annum and the mgmt fees will kill u off

Since every Tom dick and Harry developers have gone there on hope it will be next pot of gold

there is much going on between the kepong-sg buloh corridor such as empire city and foresta.

but i dont think i have the motivation to visit iskandar... to write about something, i have to visit the place...

Just wondering how the handover went, what is the finished quality of your place like and is there a lot of defects?

As with any condo there will be cracks in the more hollow wall and saint Mary is no different
Later the piping system may start leak or burst and then will have other problems
